However, the decision to take on a fixer-upper can not only save lots of money, but it gives you a special sense of pride as you put your mark on your future dream home. </span><span>The choice to consider a fixer-upper will open a whole new segment of the market for you.</span></p>
<p><span>But: It's important to take some extra precautions with this kind of "home improvement." The process of finding the right fixer-upper comes down to three big steps:</span></p>

<p>Selling your home is a complex process. But one thing you can do to make it easier is to get familiar with some of the real estate terms that will be used. Here are some of the most common terms and what sellers should know about them.</p>
<ol>
<li><strong>Seller's market</strong><br>A seller's market is advantageous to you, the seller. It means there are lots of buyers and fewer sellers. Under these conditions, homes often sell quickly and at or over the asking price.</li>
<li><strong>Listing agent and dual agency</strong><br>The real estate agent who lists the home for sale and represents the seller's interests during the transaction is the listing agent. Dual agency is where the same agent represents both the buyer and the seller. Because it can create a conflict of interest, dual agency is illegal in some states.</li>
<li><strong>MLS</strong><br>MLS stands for Multiple Listing Services. It's a group of services real estate agents use to advertise your home for sale. The information about your home (the listing) is provided to other agents so that they can help find a buyer. It allows many more agents and buyers to see the listing for a property, so it increases the chances of selling your home.</li>
<li><strong>Staging</strong><br>The actions taken when selling your home to make it look and feel more appealing to buyers is known as staging. It can involve everything from rearranging the furniture, to bringing in all new furniture and décor on a temporary basis to make a vacant home appealing while it's up for sale. There are professional home stagers, and some real estate agents work with them to offer staging as part of their services.</li>
<li><strong>Contingencies</strong><br>These are certain conditions that need to be met for the sale to go through. Contingencies are laid out by the buyer in their offer. If the conditions are not met, buyers have a right to back out of the sale.</li>
<li><strong>Counteroffer</strong><br>As a seller, you may be making a counteroffer. If a buyer makes you an offer and you want to make some changes to it, making those changes and sending the offer back to the buyer is your counteroffer.</li>
<li><strong>Disclosure</strong><br>Almost all states require some sort of disclosure form. This means a seller must provide a statement in writing about known major defects in the home. This can concern the condition of the property and problems like sewer and septic systems, water accumulation, a leaking roof, foundation problems, and termites. It can also cover things like the existence of asbestos, underground storage tanks, wells, floodplains, and zoning violations.</li>
<li><strong>Pre-approval</strong><br>You'll want a buyer with a pre-approval letter. This means they've already begun the mortgage application process and just need a property. Since the lender has already verified their financial information, it is a lot less likely the sale won't go through because of financing.</li>
<li><strong>Under Contract<br></strong>This means you have accepted an offer for the property and are proceeding through the steps necessary to complete the sale. You're contractually obligated to the buyer that made the offer, provided the contingencies are met.</li>
<li><strong>Appraisal</strong><br>An appraiser is a neutral third party that objectively determines the fair market value of your home. Lenders require an appraisal, and value is determined based on many factors. Age, condition, neighborhood, property taxes, and comparable sales are just a few.</li>

<li><strong>Down Payments</strong><br>It wasn't that long ago when a 20% down payment was considered standard for buying a home. Things have changed: Lenders are often willing to work with you on a lower down payment. There are even first-time homebuyer programs that require a very low or no down payment.</li>
<li><strong>School Districts</strong><br>Homebuyers who don't have children and don't plan to in the future often overlook the quality of schools in an area. It's a good idea to take these into account, though, since excellent schools often track alongside property values over time. A good school may mean a good investment.</li>
<li><strong>Mortgage Amounts</strong><br>You don't have to spend every single cent of the mortgage loan amount you were approved for when buying a house. Although it can be tempting to spend the maximum, experts suggest you should choose a package that limits payments to 30% of your gross monthly income.</li>
<li><strong>Furnishings</strong><br>Furnishings for a new home often end up more expensive than expected. Early in the process of selling your existing home, make plans for which items you want to keep and which to sell. Then, check your new home to ensure the "keep" items fit in: Physically and style-wise!</li>
<li><strong>Monthly Payments</strong><br>Lender websites often make buying a house sound as easy as making monthly payments on your principal and interest. However, there are several components of a monthly payment, including things like insurance, taxes, utilities, and other matters that may go to several different billers.</li>
<li><strong>Contractors</strong><br>After buying a house, one of the first things to do is find a good contractor. Your new maintenance contractor should provide you with a detailed, itemized estimate of what it will take to resolve the issues the home inspector uncovered earlier in the buying process.</li>
<li><strong>Credit</strong><br>Your credit score and credit history are both critical to your ability to attract a mortgage lender. In general, you shouldn't open any new credit accounts while buying a house. Don't close any accounts, either: This won't help your credit score, and it can spook lenders, too.</li>
<li><strong>Lenders</strong><br>It's always a good idea to comparison shop between the various lenders who might be able to offer you a mortgage loan. No lender is perfect, but a tiny difference in Annual Percentage Rate (APR) can save you — or cost you — thousands of dollars over the life of your loan.</li>
